Business CPA McAllen AlternativeWhat the cooler owes the calendar

The cooler is full and April still wants a list of what is in the room. Rendition, sales tax, and the May report all read that same room.

Where the April list meets the cold room

A cold room looks quiet on a tour and loud to an appraisal district. Racks, compressors, forklifts, and the inventory sitting in them are exactly the property a rendition is supposed to name. Rendition is ordinarily due on 15 April, the same day many owners are already thinking about the income return. Put the request in writing and the district can push that deadline out to 15 May. The authority is Tax Code section 22.23, and the Comptroller property tax deadline calendar is the page that states it. Hidalgo County Appraisal District, in Edinburg, is the district for this city. We do not print a street for it.

Most protests of appraised value are due 15 May, or on the thirtieth day after the notice is delivered, whichever is later, under Tax Code section 41.44. A rendition that was never filed makes that protest conversation harder, because the district is arguing with a blank. The list we want is the one already living on the fixed asset schedule, not a reconstruction built the night before.

In 1983 a freeze took out much of the Valley citrus. That is an old scar, and it is why a room full of fruit still feels like a balance sheet to people who lived through it. Every Texan can picture a crop lost in a week even from another city. What died, what was insured, and what is still on the books are three different answers, and they should not share a line. Depreciation and inventory are the wink we bring to that memory. The closed month is where those three answers stay apart.

Sales tax with no county layer

A sale in McAllen carries 8.25 percent. That is the 6.25 percent state rate plus a 2 percent city rate, which is as high as a Texas city can add. Hidalgo County leaves the county slot at zero, so the bill stops at the state piece plus the city piece. The Comptroller city and county rate pages are the source, and the return is due on the 20th of the following month. City local code 2108056 is the city piece. There is no transit authority stacked beside it in the locator notes we use.

Neighboring cities are not a reason to guess. Several sit at the same 8.25 percent total, and a few sit lower. The rate that matters is the rate for the place of the sale, checked on the Comptroller page for that city, not a memory of what the shop down the road charges. We will not print a blended "Valley rate" because that number does not exist.

Franchise in May, hotel tax if you rent a room

For report years 2026 and 2027 the no-tax-due threshold on the franchise report is 2,650,000 dollars. Retail or wholesale is 0.375 percent. Other businesses are 0.75 percent. The report is due 15 May. Pick the percentage that belongs to the report year in front of you, not the percentage remembered from the last filing. Both that percentage and the threshold come from the Comptroller franchise page, which is the page we open before either number is quoted. A fat produce quarter can change the margin picture even when the threshold conversation felt settled in January. We read the closed months before anyone calls the report easy.

A hotel or a short term rental in the city files with city finance by the 15th of the next month. The city hotel occupancy tax is 7 percent, and a venue tax of 2 percent sits beside it. Both funds show a short term rental line, so a house that rents by the night is inside the same system as a hotel. That is a different calendar from the sales tax 20th, and mixing the two due days is how a quiet month becomes a penalty.

The school district in McAllen covers most blocks in the city, on the order of four fifths in the census-block workbook the Comptroller publishes. In that same workbook the 2025 school levy sitting beside the coverage is 0.9322 per 100 dollars of taxable value. The maintenance and operations piece of that levy is 0.8022. Interest and sinking is 0.13. That is a district figure, not a bill for one address. Your notice is the bill. The workbook only stops the conversation from starting on a rumor. A notice for one address can still differ, and the notice is the page we read when a bill is already in your hand, not a rate remembered from a neighbor.

Dates worth putting on one page
15 AprilRendition, unless a written request moves it to 15 May.
The 20thSales tax for the prior month. A fat month becomes a fat payment.
15 MayFranchise report, and most property protests.
The 15thHotel occupancy and venue tax, for the prior month, if you rent rooms.
Figures follow the Comptroller and the city finance page. None of those district figures is the bill for a single warehouse.
